Before & After: Northwood: Major Renovation and Extension
This >£400k project was commissioned by clients in Northwood, north west London, and was completed in October 2016. The brief was to completely modernise and extend a 1950's suburban house. While the frontage has remained largely unchanged for planning reasons, there was the opportunity to extend and remodel the rear of the property.
This was achieved by the incorporation of a part two storey, part single storey rear extension, with a rebuild of the roof.
BEFORE:
In common with many residential projects I work on, these clients were looking for a complete revamp, with a 'broken plan' layout. This usually requires taking out existing load bearing masonry structure and replacing it with 'post and beam' structural steelwork.
This steelwork phase can be seen in the following photograph that was taken during the construction phase:
BEFORE:
The large free spans allow the space to flow more freely and also permit the insertion of wide expanses of glazing, as can be seen in the final elevation.
AFTER:
The roof rebuild has allowed habitable loft level accommodation, including a 'crow's nest' dormer located in the rear hip:
