PROJECT NMBHD: 1 plex 3 noses LOCATION Montreal, Canada FIRM Jean Verville architectes, Canada SUMMARY NMBHD takes the traditional Montreal triplex to the next level. The four-storey building — comprising two rental apartments, a family abode and a ceramics studio — is sited on a former mechanic’s garage. It embodies the scrappiness of its industrial context, with concrete floors, exposed ductwork and plumbing, and joists made of hardware-store lumber.

Longfellow Terraces are an example of what the often-discussed “Missing Middle” could look like in Brisbane - a sustainable infill-development for sensitive densification of inner-city suburbs. Inserting additional dwellings dwellings into existing infrastructure allows more people to enjoy the qualities of these precincts rather than adding to the urban sprawl. Inspired by the way in which ancient people used to live under trees for protection from the elements, the design genuinely connects the entire living floor to the landscape by providing sheltered and unobstructed spaces that are truly in touch with nature. The spatial arrangement of the project takes queues of the functionality of “sydney Terrace Houses”. Three storey dwellings use the sloping land to fully conceal garages and driveway thus avoiding ground floor domination by garage doors. Instead, the houses feature entry sequences similar to traditional ‘Queenslanders’ with the arrival of visitors at landscaped front yards, stairs and verandas.

The addition to the existing 22 unit apartment building provides 3 new studio apartments on top of a new 7 car garage structure. The building roof slopes and overall massing are designed to step down in scale towards the alley, creating a more harmonious composition and limiting the amount of wall area facing the apartments across the alley. The massing scheme allows the sleeping lofts to be placed away from the west building facade, which improves privacy relationships across the alley. The façade expression features a color range of painted cement panels that match the existing brick so the new building will fit within the character of its immediate context. The building has a consistent design concept and a quality material palette. Garage doors and apartment windows are aligned from to to bottom on the facade in order to provide a simple composition, similar to that of neighboring masonry buildings. Each unit has a large sleeping loft above the kitchen, bathroom and laundry at the apartment level. The living area takes advantage of the double height space. A current multi-family building on our desks here at BUILD is a crystal-clear example of the efficiencies that can be identified, utilized, and leveraged for small development projects. This project is effective to the extent that it avoids the entire design review and early community outreach processes altogether—and is entirely above board and code conforming. We’ll use this apartment building project, located in Seattle’s Ballard neighborhood, as an example to break down the process into ten critical pre-permit components.
