Life on the edge of the Caribbean calls for a response by the designer of buildings and gardens in the Florida Keys unlike any other region in the United States. At DAVID KNOLL, ARCHITECT, we strive for the best response to our tropical and social environments for all our clients in both historic and contemporary styles. When called on to provide building services in the Key West Historic District, we have an excellent understanding of both the process and guidelines of the Historical Architectural Review Commission which enables us to obtain approval for our clients’ projects. When our clients prefer a contemporary environment, we have the experience and the enthusiasm to combine modern spaces and materials with tropical ambiance. Depending on the client’s needs and budget, we can offer a range of levels of service, from the drawings that are the minimum requirements by the building department for permit acquisition to a ‘full service’ package of design, drawings and specifications construction documents, bidding process and construction administration. In addition we are qualified to certify our work for structural performance during hurricanes. Prior to establishing his services in the Florida Keys in 2001, David had extensive experience as designer and project architect for a prestigious firm in Boulder, Colorado. The skills garnered from this work has resulted in an architectural practice that combines design sensitivity, technical faculty and dedication to the principle of achieving the highest level of quality possible for his clients.

I am still reeling from sticker shock of the nearly $11,000 cost of architectural drawings for a simple outside stairway prepared by David Knoll. Another architect I checked with wrote up a proposal of $4500 plus an hourly rate to cover HARC meetings and any additional changes which (at the time) I thought was excessive for drawings of just a stairway. Then I found David Knoll who said his rate is $1,000 retainer and $150/hr for his work. So I thought “how much time could it take for an experienced architect to draw a stairway especially with today’s computer driven CAD/CAM software? I was certain it could not be more than$4,500. Evidently I was light-years off! The initial (preliminary) drawings were $5,344 and I was told the ‘construction’ documents still had to be prepared. David told me the construction documents would be about a third the cost of the initial documents, but to my further astonishment, they cost even MORE than the initial documents at $5,635.50 and this included a ‘Courtesy Discount’ of $1,000.00!!!!!. I can only chalk this up to an extremely expensive lesson in selection of an architect designer, especially those that charge by the hour. So, if you are looking for an affordable architect, I recommend you keep looking, unless of course you have millions to throw at a project and money is no object. That was one very expensive cookie!

We had two houses designed by David Knoll. He has an eye for the best use of the property and what we had in mind for the design. He used his creativeness and both houses were outstanding. He received the new construction award from the Historical Reconstruction Committee for the 2nd house here in Key West.

I have to say that, of my three most gratifying Key West projects, your two projects are two of them for many reasons: spatial dynamics, interior finishes, post-and-beam porch roof construction and, not least, colorful exterior stucco. You were, for me, the rare perfect client who were very receptive to my response to your vision. These two homes have characteristics that allow them to live happily with both the contemporary and traditional architecture of Key West.

David is a well-respected Key West professional. He designed the restoration of our 130 yr old conch house and its new construction addition, and guided the plans through historic architecture commission approval and permitting processes in remarkable time. The home has been featured on a historic home tour and honored with restoration and design awards. Design work began in June 2015; interior demolition in preparation for restoration began in Sept. 2015; new construction work began in Dec. 2015, and the home was completed including landscaping and swimming pool in Feb. 2017.

Your review is deeply appreciated. Looking at this photo of the time-neglected historic home and the recent one of the completed product of our mutual effort evokes images of the many challenges on the way to success. Beginning with the design process; navigating through the daunting Historic Architectural Review Commission guidelines and approval process; the exploratory demolition to determine the salvageable bones; and the massive historic restoration and new construction work with its many secrets to be revealed, many talented individuals brought their particular skills to the gratifying effort. You are to be commended for guiding everyone so well through the voyage. And now, following this, the upcoming awards program which will recognize these many talents. Well done!

On the recommendation of a local builder, we met with David to discuss an unwieldy set of additions and alterations we wanted to make to an existing (and very conventional) Key West bungalow. Among other things, we wanted a second floor suite on top of the existing one-story structure. We wanted an artist’s studio attached to the house, but with its own entrance. We wanted a “virtual basement" for clean dry storage. We wanted a dining room addition with walls of glass. We wanted a foyer convincingly attached to a house that had never had one. We wanted the existing mid-century home transformed into a gleaming, streaming contemporary. Adding to the challenge, this had to be designed so it would get approval from the stringent and restrictive Key West Historic Architectural Review Committee. Oh, and we wanted it all on a budget. David’s plans covered the waterfront. Everything we wanted was there. The virtual basement was placed on top of the foyer. The second floor suite came with both a front and rear balcony, plus its own private staircase to the pool. The dining room was new square footage, but it felt like it had always been a part of the original footprint. David’s work was inspired. And even with a palate of five different exterior wall colors, the plan breezed through HARC. The happy result of all this is that we didn’t just dream the impossible dream; we lived in it!

Frank Lloyd Wright once said that fifty percent of a great work of architecture is a great client. That was certainly true of you and Blair. Your own creative talents, receptivity and inspiration were a significant driving force behind my desire to do the absolute best to provide you a stunning and life-enhancing environment.
