DiYanni Custom Homes

We built with Diyanni. It took them over three years to finish. They did a horrible job. The roofing was not laid correctly. The siding looks horrible. The flooring is not square. Doors leak. It took years and legal involvment to get them to admit that several things were not done correclty or to code. They lied to the county building inspector. They attacked us and told us it was all our fault. We had to pay an extra two years rent and still don't have a quality house that we sunk all our savings into. Do not build with this company, choose anyone else!

Our build with them is trending slower compared to other builders in same neighborhood. Owner has been non responsive to issues we have brought to his attention.

We didn't dig until approx 11 months after we signed a contract with Diyanni. We came to them with a plot, soil samples, and a desired floor plan. We’ve been decisive and responsive throughout the process. It simply should not take this long. It seems like Diyanni has bitten off more than they can chew in terms of new customers. I’m afraid of what our build process is going to look like. Please prove me wrong! Will update this review as things progress. Nov 2021 update: We’re now several months into the build process and things are going very slowly. Not only did Diyanni put the wrong roof on a portion of our house, but they’ve probably done 1 weeks worth of work in the past 5. May 2022 update: We're now at day 268. We failed our structural inspection again (this after waiting 6 weeks for an electrician). No one at Diyanni really seems to care and it's frustrating that houses 45 minutes away building with Diyanni haven't had similar delays. I'm being told it's another 2 weeks for insulation. So we should have already moved in, but we don't even have insulation yet. We started paying on our new mortgage this month but the build process has no end in sight. January 2023 update: We moved into our home in late October 2022. It was a race to the finish as we expected to be completed by Aug or September at the latest based on timeline information given at our pre-drywall meeting. However, our PM did his best at the last minute to get us into our home just in the knick of time to make sure we had somewhere to go. Overall, we're happy with the quality of our home so far. There's still stuff to complete 3 months after move in (still some cabinet doors missing, some trim work here and there) but the list of pre-settlement items is getting shorter day by day. Given the issues with the construction industry, I don't think we got Diyanni's best and hopefully things will settle down for them soon. Upgrading to 3 stars.

Finished our project March 2022 It was a long process and I am happy this is our forever home. Our house is beautiful. Our last project manager Johnny was wonderful, kudos to him, I don't think we would have such a quality home if it hadn't been for him.

Their design consultant Clayanne is so patient and insightful during the selection process. She always responds to my emails quickly and is an enormous help in navigating through all choices to make the right decisions.

We are still in the process of building. Have had too many problems to list. The house is not anywhere near completion. We wanted to meet with the owner and no response. We have sent messages with our concerns and a list of problems that need to be addressed/fixed. Almost 6 months ago. *UPDATE* 17 July 2021 (0 Stars) Not finished. So many problems. I'm glad I chose Diyanni to build my dream home and can't wait to see the finished result! They listened to all my concerns, and thankfully they were able to work out issues with my land and find solutions to fit my needs. I was also pleased that many of their standard options were considered upgrades with other builders. Additionally, I appreciate the transparency of their communication with my realtor, who worked with them closely throughout the building process.

We have lived in a Diyanni home for years. It was a new build years ago, and the entire experience -- from sales, to design, to build.. was exceptional in every way. Requests for help and assistance on topics related to colors, upgrades, and warranty over the years have been quickly answered and very helpful. We've been so happy with the home and service that we're now exploring our options of building a multi-generational home with Diyanni Homes to bring the entire family under one roof. I wouldn't go to any other builder for our next home. For many, building a custom home is lifelong decision, and from our experience, Diyanni Homes has been right there for us over the years with our first build. And we looking forward to the next build as well! Great company, quality homes. If you're considering building, give them a call.

I would give negative stars if I could. If you are considering Diyanni Homes/Diyanni Custom Homes, PLEASE reconsider. Our building process with Diyanni has been an absolute nightmare. In my experience, they are NOT custom home builders. I have numerous repair requests that many of them are repeat repairs, their sub-contractors leaving their feces on the property, sub-contractors urinating in the toilet and leaving it unflushed, handing us the home with construction dust EVERYWHERE, arguing with them about damaged counter tops that were delivered, basement FLOODS and on and on. There are too many to list. We do not want other consumers to go through what we went through. Do you research and re-consider. Know that we will NEVER use Diyanni EVER again! Since this post I have been speaking with Ray Diyanni. We have come to an an agreement and Diyanni has decided to make it right. They have and will be rectifying the situation. I am satisfied with this outcome

We selected Diyanni for many reasons but one being their superior online reviews. Little did we know that the reviews were all from the Columbus area not the Northeast Ohio area! We closed on our new construction home 2 weeks before our 18 month old daughter was diagnosed with Leukemia. We shared the catastrophic news with the builder within 24 hours of her diagnoses. Phil Diyanni advised he would personally oversee our build however that was NOT the case...instead we had 5 Project Managers through the process. After they failed to complete the build within the 210 days and the additional 2 months we allowed, we said enough was enough! They were not sending skilled tradesman in during the 2 months but their assistant of project managers to repaint all the interior trim since the subcontractor used to different paint finishes on the trim, repair the roof, repair exterior hardie board, repair the siding, plumbing, drywall etc. Not only was the quality of the workmanship poor but the carelessness and lack of attention to detail on the final blueprints were a major issue. During the foundation backfill, a backhoe ran into our wrap around front porch and cracked the foundation throughout in 4 different areas and Diyanni failed to notify us- we found out when we visited our new build and asked what happened and why weren't we notified. In addition, our soil was considered poor and was discovered during excavation but Diyanni failed to notify us as required per the contract. Not only did Diyanni not inform us of the poor soil conditions but Phil Diyanni attempted to charge us for the additional concrete cost (~$2,500) that was required for deeper footers. Also, our home was to have 2 HVAC units as the final CDs (prints) clearly identified this however only 1 unit was installed. After 2 months of arguing, we finally got both of the units. We paid over $85k in upgrades including a composite deck off the second floor master, the design of the deck called for an overhang and gutters for water to properly drain however was not complete. The incorrect dryer vent cap was installed so the dryer wasn't properly venting, our new $1300 dryer was fried and required replacement at our expense. Diyanni failed to install the perimeter drain tiles during the build. We notified the builder and they had their new project manager install which was improperly completed. The error caused our basement to flood because the drainage filled the window wells up and then backflowed into the basement windows. We demanded a plumbing company come out to correct but there is still one drain that runs lateral and not vertical down to the underground tile for proper drainage. The final grade was never completed under our deck off the dining room so the water runs towards the foundation. We we brought the incomplete grade up to the builder, we were told by Dan Surrell (Supervisor of Project Managers) "I could crawl under there and try to throw some dirt under the deck". We had to hire an excavator to complete a final grade on our property even where Diyanni was supposed to complete (minimum of 30 ft but up to 40 ft). We paid to have a rough-in basement bathroom plumbed and they plumbed backwards (toilet and sink). This is just a small insight on what our build process was like. It's very unfortunate and disheartening how the owners, Phil and Ray Diyanni disregarded our home and the issues that occurred during our build Instead of being diplomat and addressing, Phil Diyanni advised we go to arbitration. Not at any given point, Diyanni admitted to fault and advocated for our family especially during these now last 19 months. We never asked for favors or special treatment but only to have the home in which we designed and purchased to be completed according to plans and above their slogan "Meet or Exceed Model Standard". Please do your research if you plan on building especially if you're looking in the NE Ohio area! Diyanni has blocked my husband, myself and some of our family and friends from their Facebook page so we can no longer comment. Instead we hope to socialize in other forums to share our experience so others that may be looking for a builder are informed. After a devastating fire, we hired Diyanni Homes to build our new home. They are almost finished now & we couldn't be happier. We were surprised with the quality of workmanship that came at such an affordable price & are looking forward to moving in. The daunting & tedious necessity of choosing everything from door styles to cabinet hardware was made easier by their streamlined process. There are no shortcuts to experience & it shows with this builder. I recommend them to everyone in the market to buy or build.
