Contacted KJ Home Improvement in Oct 2018 for repairs to my balcony. He quoted of $3240 with a potential start date of Dec 2018. Sent John $1600 in Dec 2018 for materials/to start work. Final payment upon completion. For months no work was done. His excuses - I'm sick, I have my kids and can't work, I lost my work crew. On Apr 21, 2019, he texted me and asked for another $500 for materials ! Right before he asked for more money, he went to my rental property and removed half of the floor boards, kicked in some of the spindles and left a mess on the patio below. Left 2nd story balcony in unsafe condition for my tenant. My tenant provided numerous photos of the mess John Shanline left. Made numerous requests for return of my money. He has ignored me. To date no refund from him. Learned later, he is not licensed in the state of AZ which is illegal.

John did a tremendous job to fix the problem created by several other builders. We had our patio extended and the roof remodeled several years back. The builders did not water-proof the roofing portion of the job. So, after years of rain, the wood siding and some of the framework became rotted. John came in and did a remarkable job, both in workmanship and cost to fix the problems. (Sorry, could not find any photos, but the damage was severe and it looks like new now!). He always asked me when there was a choice to be made. And I know he was very gracious in his "working hours" billable time. I would HIGHLY RECOMMEND John for your next handyman job. He is awesome!
