“Design-Build: Renovating the Right Way When we first entertained the idea of remodeling our home we worked with an architect to help us figure out how we could make our house function better. We ended up with drawings and had no idea where to go next. During our search for a builder, we learned about design-build which provides one unified flow of work from initial concept through project completion. We engaged Integrity Development & Construction under a single contract to provide design and construction services. The collaborative relationship we built with Heidi, our designer, and Kyle, our Project Manager, during the design phase set the stage for a smooth and successful project. Heidi and Kyle were extremely patient with us, answering all of our questions and providing us with excellent advice and ultimately a great design that addressed our needs. We spent a good amount of time selecting tile, flooring, paint colors, plumbing fixtures, finishes, etc. that all went into the final scope of work which determined the bottom line contract cost. Because Integrity was responsible for both designing AND building the project, great attention was given to pricing and scheduling in the design phase. The costs of all aspects of the project were taken into account early on in the process; all fees, construction costs, finishes, etc. were accounted for in the contract and the cost would only change if we – the homeowners – made changes. On the first day of demolition, we were introduced to Bert who was our lead carpenter for the entire project. He was at our house every day during the entire renovation. Kyle, our project manager, checked in weekly to review any change orders or to discuss upcoming work that was to be done. Both Kyle and Bert were very responsive to any texts/emails we sent with questions or concerns. Any issues we had were addressed immediately and with perfect aplomb. We worked closely with the Integrity team with a shared goal of completing a successful project. We lived in our house during the entire 4 months of demo and construction. Everyone from Integrity was very respectful of our space leaving the house clean and tidy at the end of each workday. We had a great working relationship with Bert, our carpenter which was important as he arrived at our house at 7 AM each and every day. He was incredibly industrious and kept the project on track. At the end of the project when we looked at our new kitchen and two new bathrooms we felt like we were looking at a high-end design magazine. Attention had been paid to every little detail. And the budget stayed on track – no surprises! Strangely we missed all of our Integrity friends after the project was done. When we are ready for another project Integrity will definitely be our first call. “Jim Basnett of Basnett Design-Build-Remodel, is a builder that we discovered from seeing his sign and trucks in our neighborhood here in Lexington. He did extensive remodeling and addition work on a house on our street. Based upon the work we saw him doing with our neighbor, as well as all of the outstanding reviews on Angie's List, we asked Jim to help us with our own plans. From our first call, Jim was always extremely responsive and receptive, happy to talk to us and guide us. He sent us a list of references - a very long list, I might add, of clients that he worked with in the past - a huge percentage of which are actually continuing clients, meaning clients that are so happy with his work, when they want to do a new project, they call Jim back again. We are going to be leaving Lexington and moving to a nearby town, where we will be tearing down a rundown wreck of a house and building a handicapped accessible ranch in it's place. We had many conversations with Jim about the process. We had not yet bought a property when we first began talking, so he walked us through the steps, ideas, speaking specifically about land drainage, insulation, energy, costs, and countless other details, so that we had an idea of what to look for in a property, and how to proceed with the teardown and new construction. He looked at a few properties for us online, giving his input, and offering to come out to see and assess potential properties for us. Very importantly, he recommended a few realtors to act as buyers agents for us, and we did very happily engage one of them. Ultimately, we ended up not using Jim, but only because we found a different excellent builder (I never knew even one existed, let alone TWO!) who's schedule happened to be open and could begin our project immediately. Timing for us is fairly tight, details not important, so that was a key deciding factor for us. We can't thank him enough for his dedication to us, his invaluable advice, his bestowing to us of an excellent on-point realtor who cares about customer service more than her commission and his big picture view of how being moral, open and honest, is always the best policy.”

It was a big project that included demolishing the old kitchen down to the studs, tearing down a wall and designing a new kitchen from scratch, but CBBC worked with us to keep it under our budget and Brian regularly gave us updates throughout the process. “Bob Kody is an excellent builder/designer/engineer and his wife, Corrine, adds her expertise in home decorating. She was very helpful with all the many important decisions that must be made in building a new home. We came to Bob with an architect-designed plan and he input it into his CAD program and came up with a number of improvements and enhancements. Our new home on a lake in Harvard is well-built and highly energy-efficient. The Kodys were great to work with during the 10 month building process and brought the project in on budget (except for some scope changes on our part) and on time.
