Any ideas for an inexpensive update?

The roof requires cleaning.............that's less than $250. The house requires new windows..........that will not be an inexpensive fix.

A new paint job that does away with the accent color in the gable end will update the look. maybe you match a color in the brick?

The very first thing that I noticed was the window treatments. It is important that they look good on the outside, too. At first I thought that you had garbage bags taped to the windows. Allowing natural light into your home gives such a nice feeling.

Next, remove the hedges and go for a softer look without the shaped shrubbery. Once you take them out you can replace plants as the budget allows.

thank you for the suggestions. yes we were thinking about changing the windows for more energy efficient ones and what do you all think if we paint the brick?

I'm not a designer (by a long shot) but I think the landscaping adds to the house. No need to remove.

I I agree the bushes on the right need to go, put in an s curve with a tree at the corner near the walkway. New windows and solid color under the gables. Maybe see your local stone or faux stone to cover the brick. Don't paint it! That makes it very hard to cover.

I would not paint the brick, but would consider a lime wash for the brick. It will be more interesting and less maintenance.

Paint it creamy warm white, steel grey trim and gloss black on front door.

Yes, paint the brick. You will have two choices for new windows at the inexpensive level - white and black. Work out your color scheme and then select window colors. Take off the faux tudor trim in the gable and the funky verticals between the windows on left. Get muntins on the top half of double hungs . . vertical muntins running through these windows would be nice. With a brown roof - you can go pastel, olive, white or off white. I suggest a pale yellow house with black window sashes and white trim. better . . dijon undertones. The more tan yellows on the swatches are generally better. Now you will have a cottage look - classic, suited to the scale of the house
