Swapping powder room with laundry

Hi ,
I am working with the builder on our new home construction. The first floor of the 2 storeyed house has powder room (which can be converted to a full with a tiny stand in shower) . On the same floor there is also a library (to be used as a bedroom) .Next to the library is the laundry room, which can be converted into a good sized bath.
My questions are
1. is it ok to convert the laundry room to a full bath and vice-versa
2. is it required to have a powder room in a single family home
3 .Will this affect the value of my home
Looking for some good inputs here

    Technically speaking, it is perfectly ok to swap the laundry room and powder room. The only question would be if it effects the flow of the house at all. There is nothing in the building code that requires there to be more than one bathroom in a single family home, it is just a modern convenience to have more. I can only see the value of your home going up since you are increasing your powder room to a fully functional second bathroom. The only thing I would recommend since your laundry will be on the main floor is to ensure you have provisions in place in the event of a washing machine overflow, so it doesn't ruin your floor joists (assuming you are not a slab-on-grade).     Having a powder room for guests, especially in a 2 storey house would add convenience thus adding value when it's time to sell.
