With a main floor master, and flowing but intimate spaces, it will function for both daily living and extended family events. Special attention was given to the siting, making sure the breath-taking views of Lake Independence are present from every room.

New home for a blended family of six in a beach town. This 2 story home with attic has roof returns at corners of the house. This photo also shows a simple box bay window with 4 windows at the front end of the house. It features divided windows, awning above the multiple windows with a brown metal roof, open white rafters, and 3 white brackets. Light arctic white exterior siding with white trim, white windows, and tan roof create a fresh, clean, updated coastal color pallet. The coastal vibe continues with the side dormers at the second floor. The front door is set back.

Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. Ultimately this home has become a place that the families can all enjoy together as the grand kids create those memories of spending time at the beach. Images and Video by Aandid Media.

This 1970s home still had its original siding! No amount of paint could improve the existing T1-11 wood composite siding. The old siding not only look bad but it would not withstand many more years of Colorado’s climate. It was time to replace all of this home’s siding! Colorado Siding Repair installed James Hardie fiber cement lap siding and HardieShingle® siding in Boothbay Blue with Arctic White trim. Those corbels were original to the home. We removed the existing paint and stained them to match the homeowner’s brand new garage door. The transformation is utterly jaw-dropping! With our help, this home went from drab and dreary 1970s split-level to a traditional, craftsman Colorado dream! What do you think about this Colorado home makeover?

The 7th Avenue project is a contemporary twist on a mid century modern design. The home is designed for a professional couple that are well traveled and love the Taliesen west style of architecture. Design oriented individuals, the clients had always wanted to design their own home and they took full advantage of that opportunity. A jewel box design, the solution is engineered entirely to fit their aesthetic for living. Worked tightly to budget, the client was closely involved in every step of the process ensuring that the value was delivered where they wanted it.

Constructed in two phases, this renovation, with a few small additions, touched nearly every room in this late ‘50’s ranch house. The owners raised their family within the original walls and love the house’s location, which is not far from town and also borders conservation land. But they didn’t love how chopped up the house was and the lack of exposure to natural daylight and views of the lush rear woods. Plus, they were ready to de-clutter for a more stream-lined look. As a result, KHS collaborated with them to create a quiet, clean design to support the lifestyle they aspire to in retirement. To transform the original ranch house, KHS proposed several significant changes that would make way for a number of related improvements. Proposed changes included the removal of the attached enclosed breezeway (which had included a stair to the basement living space) and the two-car garage it partially wrapped, which had blocked vital eastern daylight from accessing the interior. Together the breezeway and garage had also contributed to a long, flush front façade. In its stead, KHS proposed a new two-car carport, attached storage shed, and exterior basement stair in a new location. The carport is bumped closer to the street to relieve the flush front facade and to allow access behind it to eastern daylight in a relocated rear kitchen. KHS also proposed a new, single, more prominent front entry, closer to the driveway to replace the former secondary entrance into the dark breezeway and a more formal main entrance that had been located much farther down the facade and curiously bordered the bedroom wing. Inside, low ceilings and soffits in the primary family common areas were removed to create a cathedral ceiling (with rod ties) over a reconfigured semi-open living, dining, and kitchen space. A new gas fireplace serving the relocated dining area -- defined by a new built-in banquette in a new bay window -- was designed to back up on the existing wood-burning fireplace that continues to serve the living area. A shared full bath, serving two guest bedrooms on the main level, was reconfigured, and additional square footage was captured for a reconfigured master bathroom off the existing master bedroom. A new whole-house color palette, including new finishes and new cabinetry, complete the transformation. Today, the owners enjoy a fresh and airy re-imagining of their familiar ranch house.
