Whether you’re an avid cook who needs everything within easy reach or a frequent host who wants a showstopping space for entertaining, timeless kitchen design takes in your personality and personal habits. “Every homeowner uses their kitchen differently,” says Kaveh Zoghi, the founder and owner of Eskan Developers in Newport Beach. “Finding the right balance between practical, functional and beautiful comes down to asking the right questions.”
A husband-and-wife creative partnership. Zoghi was drawn to design and construction at a young age. After graduating from the British Columbia Institute of Technology, he began his career as a general contractor working alongside his father. In 2014, he launched his own design-build firm, Eskan Developers, and teamed up with his wife, Alena, who provides design and operations expertise as creative director.
A business built on quality service. As a homeowner, feeling comfortable with the remodeling process comes down to communication. “Many contractors have good intentions, but they make assumptions about what the homeowner knows or doesn’t know,” Zoghi says. “In our estimates we itemize every detail, including the smallest items like if we’re moving an outlet, so there’s no ambiguity.” Equipped with accurate information, Zoghi’s clients can feel confident every step of the way. “The design-build or contracting business is a service, not a product,” he says. “The quality of our service and being reliable, punctual and transparent are the mantras we live by.”

1. Early Planning Avoids Headaches
When it comes to common remodeling headaches, busted budgets, material sourcing and timeline hiccups top the list. “It’s important to choose appliances and all other materials prior to the start of construction,” Zoghi says. “That’s our competitive advantage. We take care of what’s most time-consuming to make it easier on our clients.”
To avoid budgeting woes, Zoghi relies on a simple question: “What’s the best possible design I can get for my budget?” When updating your kitchen, save on costs by changing the layout of your appliances as little as possible. “Semicustom cabinets also look good at a great value,” Zoghi adds. Last but not least, he suggests setting aside a 15% to 20% contingency fund to avoid project friction.
For this kitchen remodel in Rancho Santa Margarita, the homeowners prioritized finding the perfect flooring material to create a modern farmhouse feel from the ground up.

For some, that means maximizing every corner for storage, filling any dead space with pullout cabinets and lazy Susans. For others, it’s about creating a space where everyone has room to hang out around the island.
“Most of the homes we work on are 30-to-40-year-old tract homes where the rooms are very compartmentalized and the kitchens are too small for the size of the house,” Zoghi says. “We almost always open up the kitchen to connect all the rooms seamlessly into a larger space.”
This complete home remodel in San Clemente is a perfect example. The Eskan Developers team took the kitchen space down to the studs and rebuilt it as a luxurious area where family and friends can comfortably gather.

Another crucial design tip is to have certain appliances blend in while others stand out. “Your oven range and vent hood draw the eye, so they should be focal points,” Zoghi says. “Your fridge and dishwasher are more easily hidden when panel-ready or at counter depth.”
Finally, as seen in the same San Clemente home, knobs and handles are the jewelry of the kitchen. “It’s actually somewhat complicated because you need to use different sizes throughout your kitchen and there are a million different options of how to mix them,” Zoghi says. “But it dramatically improves the look of your kitchen.”
