Point Loma Addition Remodel
Point Loma Addition Remodel
Lars Remodeling & DesignLars Remodeling & Design
The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

Custom Hampton Style Home designed by Jordan Rosenberg Architects and Associates , for a lovely family in Franklin Lakes. We are especially proud of this custom Shingle Style home as it embodies everything we appreciate and love about Hampton Style architecture from the strong hierarchical presence from the tiered arches at the entry to the subtle flared siding awnings over the attic windows.
Terraced House - Elm Grove - Modern Wood Exterior in a Wooded Suburban Setting
Terraced House - Elm Grove - Modern Wood Exterior in a Wooded Suburban Setting

The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment. The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home. Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition. The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions. The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns. Featured in the 2013 AIA San Francisco Home Tour, this Bernal Heights residence was transformed from a drab stucco box to an architectural gem prominently positioned to take in bridge to bridge views. Scope of work consisted of a complete gut of the existing house and adding a third story to capture kitchen, dining and living room functions. An exterior Skatelite rainscreen system provides street side privacy while modest materials and simple glass box bring in the views without distraction.

The front porch of the existing house remained. It made a good proportional guide for expanding the 2nd floor. The master bathroom bumps out to the side. And, hand sawn wood brackets hold up the traditional flying-rafter eaves. Max Sall Photography

Vintage Timber Frame Barn Addition
Vintage Timber Frame Barn Addition
The McKernon GroupThe McKernon Group
This barn addition was accomplished by dismantling an antique timber frame and resurrecting it alongside a beautiful 19th century farmhouse in Vermont. What makes this property even more special, is that all native Vermont elements went into the build, from the original barn to locally harvested floors and cabinets, native river rock for the chimney and fireplace and local granite for the foundation. The stone walls on the grounds were all made from stones found on the property. The addition is a multi-level design with 1821 sq foot of living space between the first floor and the loft. The open space solves the problems of small rooms in an old house. The barn addition has ICFs (r23) and SIPs so the building is airtight and energy efficient. It was very satisfying to take an old barn which was no longer being used and to recycle it to preserve it's history and give it a new life.

"Amplified" Tiny House
"Amplified" Tiny House
Asha MevlanaAsha Mevlana
Who lives there: Asha Mevlana and her Havanese dog named Bali Location: Fayetteville, Arkansas Size: Main house (400 sq ft), Trailer (160 sq ft.), 1 loft bedroom, 1 bath What sets your home apart: The home was designed specifically for my lifestyle. My inspiration: After reading the book, "The Life Changing Magic of Tidying," I got inspired to just live with things that bring me joy which meant scaling down on everything and getting rid of most of my possessions and all of the things that I had accumulated over the years. I also travel quite a bit and wanted to live with just what I needed. About the house: The L-shaped house consists of two separate structures joined by a deck. The main house (400 sq ft), which rests on a solid foundation, features the kitchen, living room, bathroom and loft bedroom. To make the small area feel more spacious, it was designed with high ceilings, windows and two custom garage doors to let in more light. The L-shape of the deck mirrors the house and allows for the two separate structures to blend seamlessly together. The smaller "amplified" structure (160 sq ft) is built on wheels to allow for touring and transportation. This studio is soundproof using recycled denim, and acts as a recording studio/guest bedroom/practice area. But it doesn't just look like an amp, it actually is one -- just plug in your instrument and sound comes through the front marine speakers onto the expansive deck designed for concerts. My favorite part of the home is the large kitchen and the expansive deck that makes the home feel even bigger. The deck also acts as a way to bring the community together where local musicians perform. I love having a the amp trailer as a separate space to practice music. But I especially love all the light with windows and garage doors throughout. Design team: Brian Crabb (designer), Zack Giffin (builder, custom furniture) Vickery Construction (builder) 3 Volve Construction (builder) Design dilemmas: Because the city wasn’t used to having tiny houses there were certain rules that didn’t quite make sense for a tiny house. I wasn’t allowed to have stairs leading up to the loft, only ladders were allowed. Since it was built, the city is beginning to revisit some of the old rules and hopefully things will be changing.
