California modern rancher. Blend of warm and cool tones and material balance this space. Outdoor environment is low water use and drought resistant but still has greenery and inviting to hang out. In the kitchen we removed the walls that made up the tiny closet of a kitchen that was in the corner under the skylight and was able to hide the ceiling height differences at the small desk area and oven cabinets and keep the skylight. The effect is a wide-open concept with the least amount of construction possible. For the kitchen layout, we created a cozy zone for the chef to work in the corner without any cross traffic, seating area around the outside of the island keeps guest out of the work area but still close and part of the process. The warming drawer in the island positioned for proximity to the "buffet line" at the island when entertaining. On the dining end of the kitchen there is a coffee and wine bar. Coffee bar is hidden behind the metal roll up door, and the wine and liquor bar are to the left and both share the sink in the middle, making it a functional and useful space from the morning until the evening. I like to call this bar "Start and Stop" ha-ha. Even though this space is very open and airy, it has a ton of storage including underneath the seating area at the island and the little workstation, which is open and uncluttered, has lots of storage nestled in the wall and underneath the counter and hides any CPU and wires neatly. In the master bath, we updated all the colors and finishes in a clean modern European style with large format porcelain tiles and repurposed a small useless closet (with a window in it) to a second vanity for extra counter space and linen storage. Plus, we added storage over the toilet in the water closet and an updated door and casing into the walk-in closet with frosted glass panels so that at night the light in the closet glowing in those panels can act as a night light.

Leloir House (2009) Project, Works Management and Construction Location Casco de Leloir Gated Neighborhood, Ituzaingo, Buenos Aires, Argentina Total Area 400 m² Photo Eugenio Valentini This project, tailor-made for its owners, meets the challenge of articulating an image of an Italian villa with a contemporaneous interior design. On a corner lot, the challenge is solved by proposing a constant interplay between the exterior and the interior. The eye is caught by the charm proposed by large glass windows that show its spacious rooms from the outside and the garden and pool from the inside. The interplay is complemented by a moderate palette of colors that highlights objects and materials. The slim silhouette of the staircase made of concrete and wood catches the eye as a space reference and the central fireplace, made of Moorish stone, is the main character of the layout, organizing circulation. The spatial treatment of the floors offers a lifestyle that enjoys the whole building. The classic exterior language takes on more audacious traits on the rear façade, with the incorporation of the mirror still-water on the pool, practically attached to the house, a series of half-covered and covered spaces for family and social functions. The layout on the ground floor includes the sitting room, with double-height to the rear façade and a gallery connected to it, the kitchen and dining room, separated by the fireplace, a home theater room, toilet and coat room connected to the hall and the master suite, with bathroom, walk-in closet, study and spa area, directly connected to the outdoor pool. On the lot’s secondary façade are the gallery with barbecue, the garages, the laundry, a storage room and a large playroom. The upper floor includes two full suites for the children located on both sides of the sitting room.

Originally built in 1990 the Heady Lakehouse began as a 2,800SF family retreat and now encompasses over 5,635SF. It is located on a steep yet welcoming lot overlooking a cove on Lake Hartwell that pulls you in through retaining walls wrapped with White Brick into a courtyard laid with concrete pavers in an Ashlar Pattern. This whole home renovation allowed us the opportunity to completely enhance the exterior of the home with all new LP Smartside painted with Amherst Gray with trim to match the Quaker new bone white windows for a subtle contrast. You enter the home under a vaulted tongue and groove white washed ceiling facing an entry door surrounded by White brick. Once inside you’re encompassed by an abundance of natural light flooding in from across the living area from the 9’ triple door with transom windows above. As you make your way into the living area the ceiling opens up to a coffered ceiling which plays off of the 42” fireplace that is situated perpendicular to the dining area. The open layout provides a view into the kitchen as well as the sunroom with floor to ceiling windows boasting panoramic views of the lake. Looking back you see the elegant touches to the kitchen with Quartzite tops, all brass hardware to match the lighting throughout, and a large 4’x8’ Santorini Blue painted island with turned legs to provide a note of color. The owner’s suite is situated separate to one side of the home allowing a quiet retreat for the homeowners. Details such as the nickel gap accented bed wall, brass wall mounted bed-side lamps, and a large triple window complete the bedroom. Access to the study through the master bedroom further enhances the idea of a private space for the owners to work. It’s bathroom features clean white vanities with Quartz counter tops, brass hardware and fixtures, an obscure glass enclosed shower with natural light, and a separate toilet room. The left side of the home received the largest addition which included a new over-sized 3 bay garage with a dog washing shower, a new side entry with stair to the upper and a new laundry room. Over these areas, the stair will lead you to two new guest suites featuring a Jack & Jill Bathroom and their own Lounging and Play Area. The focal point for entertainment is the lower level which features a bar and seating area. Opposite the bar you walk out on the concrete pavers to a covered outdoor kitchen feature a 48” grill, Large Big Green Egg smoker, 30” Diameter Evo Flat-top Grill, and a sink all surrounded by granite countertops that sit atop a white brick base with stainless steel access doors. The kitchen overlooks a 60” gas fire pit that sits adjacent to a custom gunite eight sided hot tub with travertine coping that looks out to the lake. This elegant and timeless approach to this 5,000SF three level addition and renovation allowed the owner to add multiple sleeping and entertainment areas while rejuvenating a beautiful lake front lot with subtle contrasting colors.

This four-story townhome in the heart of old town Alexandria, was recently purchased by a family of four. The outdated galley kitchen with confined spaces, lack of powder room on main level, dropped down ceiling, partition walls, small bathrooms, and the main level laundry were a few of the deficiencies this family wanted to resolve before moving in. Starting with the top floor, we converted a small bedroom into a master suite, which has an outdoor deck with beautiful view of old town. We reconfigured the space to create a walk-in closet and another separate closet. We took some space from the old closet and enlarged the master bath to include a bathtub and a walk-in shower. Double floating vanities and hidden toilet space were also added. The addition of lighting and glass transoms allows light into staircase leading to the lower level. On the third level is the perfect space for a girl’s bedroom. A new bathroom with walk-in shower and added space from hallway makes it possible to share this bathroom. A stackable laundry space was added to the hallway, a few steps away from a new study with built in bookcase, French doors, and matching hardwood floors. The main level was totally revamped. The walls were taken down, floors got built up to add extra insulation, new wide plank hardwood installed throughout, ceiling raised, and a new HVAC was added for three levels. The storage closet under the steps was converted to a main level powder room, by relocating the electrical panel. The new kitchen includes a large island with new plumbing for sink, dishwasher, and lots of storage placed in the center of this open kitchen. The south wall is complete with floor to ceiling cabinetry including a home for a new cooktop and stainless-steel range hood, covered with glass tile backsplash. The dining room wall was taken down to combine the adjacent area with kitchen. The kitchen includes butler style cabinetry, wine fridge and glass cabinets for display. The old living room fireplace was torn down and revamped with a gas fireplace wrapped in stone. Built-ins added on both ends of the living room gives floor to ceiling space provides ample display space for art. Plenty of lighting fixtures such as led lights, sconces and ceiling fans make this an immaculate remodel. We added brick veneer on east wall to replicate the historic old character of old town homes. The open floor plan with seamless wood floor and central kitchen has added warmth and with a desirable entertaining space.

For every-day dining, guests and friends can enjoy the delightful, freestanding 16 person Dining Room. This all glass but fully shaded space actually has the desert landscape bermed up 1 meter high against the south & west walls to protect from the hot sun. There are huge roof overhangs and the entire space is shrouded with horizontal shade fins; effectively blocking the sun yet framing views in all directions through the many horizontal glass portals. Discretely attached are three wash basins, two toilet rooms and an ample storage room.

The historical society has approved this remodel. As part of that distinction we had to honor the original look of the home; keeping the façade updated but intact. For example the doors and windows are new but they were made as replicas to the originals. The homeowners were relocating from the Inland Empire to be closer to their daughter and grandchildren. One of their requests was additional living space. In order to achieve this we added a second story to the home while ensuring that it was in character with the original structure. The interior of the home is all new. It features all new plumbing, electrical and HVAC. Although the home is a Spanish Revival the homeowners style on the interior of the home is very traditional. The project features a home gym as it is important to the homeowners to stay healthy and fit. The kitchen / great room was designed so that the homewoners could spend time with their daughter and her children. The home features two master bedroom suites. One is upstairs and the other one is down stairs. The homeowners prefer to use the downstairs version as they are not forced to use the stairs. They have left the upstairs master suite as a guest suite. Powder Room: This powder room has a black toilet and Herringbone travertine. Kitchen: This kitchen was designed for someone who likes to cook! It features a Pot Filler, a peninsula and an island, a prep sink in the island, and cookbook storage on the end of the peninsula. The homeowners opted for a mix of stainless and paneled appliances. Although they have a formal dining room they wanted a casual breakfast area to enjoy informal meals with their grandchildren. The kitchen also utilizes a mix of recessed lighting and pendant lights. A wine refrigerator and outlets conveniently located on the island and around the backsplash are the modern updates that were important to the homeowners. Master bath: The master bath enjoys both a soaking tub and a large shower with body sprayers and hand held. For privacy, the bidet was placed in a water closet next to the shower. There is plenty of counter space in this bathroom which even includes a makeup table. Staircase: The staircase features a decorative niche Upstairs master suite: The upstairs master suite features the Juliette balcony Outside: Wanting to take advantage of southern California living the homeowners requested an outdoor kitchen complete with retractable awning. PROGRAM: RESIDENTIAL LOCATION: DUNKIRK ESTATE, SALT ROCK, SOUTH AFRICA SIZE: 350m² Located within Dunkirk Estate, this design maximises the potential of the small site. It minimises impact on the surrounding environment by reducing cut and fill. The building opens up to the north and south to maximise natural light and reduce solar heat gain. All windows on the upper ground floor slide away to promote cross ventilation and promote indoor/outdoor living. The large expanse of Low-E glass captures views into the forest from both levels, whilst maintaining a good thermal performance The rainwater collected from the 15000 litre harvesting system will be used to flush toilets and irrigate the landscaping. The indigenous green roof not only reduces heat gain in summer and heat loss in winter, it also serves to visually integrate the built environment with the natural surrounding vegetation. The interiors were designed by Moos Interior Architects.

Our customers at Linwood Ave. hired us to complete a full 3-story renovation for their row house, in the ever popular neighborhood of Canton. We were tasked with taking the separate & combined needs of our newly engaged couple, to create a space that didn't feel compromised. For starters, we needed optimal storage, maximal light, and space for entertaining. On the main level we opened up their living/dining/kitchen, but created a mudroom in the back that could store bikes, outdoor equipment, coats, shoes, and every other eyesore that is useful but should not be seen. For the kitchen, we wanted to create a space that was highly functional, and didn't leave the home feeling like another shot-gun row house. By building a wall for the mudroom, it allowed us to utilize both sides of the kitchen while keeping our sight lines open. For their master bathroom we packed in a lot of luxury for a small space. The bathroom included a large shower, double vanity, and separate toilet room. We installed medicine cabinets and built-in storage wherever there was an opportunity. Overall, the end result is an elegant space that the couple has room to grow into, for years to come.
